Following a comprehensive safety audit of Phase 1, Rotec identified several critical areas where conventional door specifications fell short of optimal resident protection. The company's engineering team developed specific solutions to address risks ranging from accidental injury to sophisticated forced entry attempts.
The contract included the design, manufacture and installation of:
- 36 acoustic-rated doors with enhanced sound insulation properties
- 20 louvred steel doors with integrated vision panels for bike stores and bin sheds
- 14 LPS 2081-rated glazed doors for communal entrances
A key innovation in the project was Rotec's solution to the problem of heavy steel doors posing injury risks to residents, particularly in windy conditions. The company's louvred doors with integrated vision panels allow users to see if anyone is on the other side before opening, significantly reducing accident potential in common areas.
For communal entrances to residential blocks, Rotec upgraded the specification from standard aluminium frames to LPS 2081-rated glazed steel doors featuring magnetic locks and intelligent pass recognition. This enhancement specifically targets the risk of "stealth attacks" – a vulnerability where opportunistic criminals target communal entrances to gain access to multiple residences.
Standard "tick-box" security specifications often fail to address the sophisticated methods used by modern intruders. The LPS 2081-rated systems deliver significantly higher security than the more common PAS24 standard, while maintaining the aesthetic requirements essential for residential environments.
The Beam Park development, spanning 31 hectares of the former Dagenham Ford site in Rainham, represents one of London's most significant regeneration projects. The joint venture between Countryside Partnerships and L&Q will ultimately deliver 3,000 homes across the site, which straddles the London boroughs of Barking and Dagenham and Havering.
Rotec's involvement in the project began after Phase 1, when construction leaders recognised the need for enhanced door safety and security features. The success of the Phase 2 implementation has led to an increase in the company's order book for LPS 2081-rated communal entrance doors across multiple residential schemes.
